The coverage gap

What homeowners insurance actually covers — and what it doesn't.

After 15 years in restoration, we have seen thousands of policies. Almost every claim has a gap somewhere. Knowing where the gaps are is the first step to closing them without draining your savings.

Insurance typically covers

  • Sudden water damage from burst pipes, appliance failures, and roof leaks during covered storm events.
  • Fire and smoke damage including soot cleanup, structural drying after firefighter water, and contents replacement.
  • Wind and hail damage to your roof, siding, windows, and exterior structures.
  • Sewage backup — but only if you carry the optional water/sewer backup endorsement.
  • Additional living expenses if your home is uninhabitable during restoration (hotel, food, transportation).
  • Mitigation work to prevent further damage — tarping, board-up, water extraction, drying.

Insurance usually won't cover

  • Your deductible — commonly $1,000 to $5,000 out of your pocket before insurance pays anything.
  • Building code upgrades required during reconstruction — electrical, plumbing, structural updates to current code.
  • Gradual leaks and seepage that happened over weeks or months before discovery.
  • Mold remediation beyond a low policy cap (often $5,000-$10,000) unless you carry a mold endorsement.
  • Flood damage from overland flooding — that requires a separate NFIP flood policy.
  • Wear, tear, and maintenance — aging roofs, failed sealants, and deferred repairs are excluded.
How financing works

Four steps. No surprises.

Restoration financing is faster and simpler than most homeowners expect. Here is exactly what happens, in order, with no hidden steps.

1

Get a free on-site assessment

Call (317) 764-2375 and we will be on-site within 2 hours, 24/7. We assess damage, give you a scope of work and a written estimate, and explain what your insurance is likely to cover.

2

Choose a lending partner and prequalify

Pick the partner that fits your situation (we will help you decide). Prequalification takes a few minutes online and uses a soft credit pull only — no impact to your credit score.

3

Accept your offer, funds arrive in 24-72 hours

Once you accept the offer, the lender disburses funds directly to your account. SoFi offers same-day funding for qualified applicants. Other partners typically land within 1-3 business days.

4

Pay us by check, keep your savings intact

When your insurance check arrives later, you can apply it to the loan balance and pay it down faster. None of our partners charge prepayment penalties.

Financing FAQ

Questions homeowners ask before they apply.

Do I need financing if my insurance covers the damage?

Sometimes. Even when insurance covers a loss, you are responsible for your deductible (commonly $1,000-$5,000), code upgrades the policy will not pay for, and any work that falls outside policy limits. Financing closes those gaps so the restoration is not slowed down by the gaps.

Does applying hurt my credit score?

No. Our partners use a soft credit pull for prequalification, which has zero impact on your credit score. A hard pull only happens after you accept a final offer — and at that point, the impact is small and short-lived.

How fast can I get approved and funded?

Most applicants receive a prequalification decision in minutes. Funding typically lands in your account within 24 to 72 hours of acceptance. SoFi offers same-day funding for qualified applicants when speed is critical.

What APR can I expect?

Rates depend on your credit profile, the loan amount, and the term you choose. Promotional 0% APR is offered on qualifying shorter terms with several partners. Standard rates run from competitive home-improvement APR ranges through partners like LightStream and SoFi. We never see your rate offer until you tell us — this is between you and the lender.

Can I apply before insurance settles my claim?

Yes — and many homeowners do. Applying early lets us start mitigation immediately while the insurance claim works through adjuster scheduling and approvals. When your insurance check arrives, you can pay down the loan balance with it. No prepayment penalty.

Do you recommend a specific lender?

We work with five trusted partners: SoFi, LightStream by Truist, Wells Fargo, Discover, and Upgrade. Each has different strengths and we will gladly help you decide which fits your situation. The loan is between you and the lender. We are not paid commissions for referrals — our only interest is your work getting done well.

What can the financing be used for?

Anything related to the restoration: deductible, mitigation work, structural repairs, code upgrades, replacement of contents, additional rooms not covered by insurance, or full reconstruction. The lender funds you directly. You pay us by check or certified funds once the loan is funded.

Is there a prepayment penalty?

None of the partners we work with charge prepayment penalties. If your insurance check comes in and you want to pay off the balance early, you can do so without fees — saving any future interest charges.

What if I have fair or poor credit?

Upgrade is designed for fair-credit borrowers and is often the right starting point. SoFi and Wells Fargo also consider a range of credit profiles. We will guide you to the partner most likely to approve your application based on what you share with us.

Can I use financing for emergency work that has already started?

Yes. We can begin emergency mitigation immediately while you apply for financing. We do not require financing approval before we start protecting your home — every hour matters. Funding can land before, during, or after the work, whichever the timing works out to be.
